There are basic steps everyone must take, however at our counseling session we will learn what your needs and wants are, and can guide you step by step how to accomplish your goals.
STEPS TO PURCHASING A HOME WITH LT REALTY!
This is a simple, general list of events that will happen during your home purchase. There are many details to attend to along the way! This is to give you a general idea of what is going to happen. We will review items in detail with you as your proceed.
Schedule an initial counseling session!
At this initial interview, we will explain the following:
- Laws governing agency (seller, buyer, dual agency).
- As a Buyer's agent his or her duties of confidentiality, which enables you the buyer to confide in the agent, allowing the agent to provide you with representation and service only allowed under Buyer Representation and how dual agency effects that representation.
- Explain the pre-qualifying for purchase procedure and its importance
- If you would like assistance, assist you in applying for pre-approval for your mortgage
- Determine a sales price range
- Get to know you, your likes and dislikes
- Review your wants and needs list with you, and be able to provide you immediately with general information on what you can expect to find in your price range that matches your list.
Searching to Settlement
We will be with you from the start of the search for your home, to the day of settlement/closing when the home becomes YOURS! We will complete the following:
- Review your wants and needs list with you, as this can be a constantly changing criteria as you proceed in your home search.
- Search for homes meeting your requirements and assist you in viewing them as well as making objective evaluations.
- Help you plan a negotiating strategy and suggest procedures, which will strengthen your negotiation position.
- Suggest protective clauses for your contract of sale
- Provide you with a CMA - information on sales on comparable homes in the area to assist you in determining your offering price for your contract.
- After you have a signed contract, We will follow through to be sure conditions of the contract are followed up on. We will assist you in fulfilling any terms and commitments you need to meet per your contract.
- Not to worry, we will be sending you updates when you have an item due for completion.
- Keep in constant contact with the lender and settlement company
- Contact the lender and settlement officer prior to settlement to verify your mortgage amount and cash needed for settlement are correct.
- Arrange for you to have a final walk-through prior to settlement.
- Attend settlement with you.
- Through this entire process, we will be speaking with you, making sure you are aware of what is taking place, and that you are following and understanding the process, from HOA's and Condos, to inspections, to the different types of insurance, and everything in between.
